The project provides for the redevelopment and renewal of the large “ex-Fim” area occupied by the historical building of a disused fertilizer and chemical factory since 1988.
The spot is a real fracture within the local environmental and urban system in Porto Sant’Elpidio, a land which linearly develops along the natural coast and the railway line. The general approach of the project is focused on the integration of spaces, functions, urban and territorial facilities. The project proposes a varied programme, focused on public interest, design of the spaces, infrastructures and in line with the private management of the areas in need of restoration. The project aims to heal an urban open wound while ensuring a comprehensive continuity of the city and of its spaces and functions in this territory. As well, it systematically avoids any separation within the territory, any limitation of an “inside” and an “outside” and any distinction of public and private. The project is strongly oriented to encourage culture through enhancing locally rooted traditions, such as tourism, and new facilities such as a multi-purpose centre, a specific events area and a commercial centre.

The Terramare project aims to regenerate a wide central area in the Municipality of Porto Sant’Elpidio, known as “ex-FIM” area from the name of the old disused factory, once one of the most important industrial complexes of the region Marche. The redevelopment of the area increases the archaeological and industrial value of the complex, and makes it play a new central architectural role. A new luxury hotel, unique in the territory, built according to the most advanced bio-architectural and eco-sustainable systems. Terramare provides all the requirements for a development of the area such as expected by the interested parties: regional and local institutions, companies and private parties, associations and citizens. The ancient industrial vocation of the area has been updated and enhanced by new values while symbolically underlying the whole project. A luxury hotel will rise close to the old “cathedral” as a sort of glass bell tower and a symbolic structure of great visual impact. A high-tech suspended garden will create a new dialogue between tradition and innovation. The project will increase the value and the potentialities of the ex-FIM area: its historical, morphological and inherent central role. The wide dimensions are perfectly suitable for a multifunctional complex and allow a high integration with the other infrastructures. Finally, local tourism will be a benefit of the project. Terramare can create an advantage for future investments, incomes, occupation, visibility and culture.
